The Fearless Homebuyer Membership Program

Programs teach. We prepare and advocate.
The Fearless Homebuyer Step-by-Step Plan

Step 1: Get Mentally Prepared

Before looking at houses, understand the full process.

Goal: Know what you are getting into before emotions take over.

Members should learn:

– What homeownership really costs
– Difference between being approved and being able to afford it
– Why credit, income, savings, and debt all matter
– Why every house is not automatically a good investment

Goal: Know where you stand before applying.

Members should:

– Pull all 3 credit reports
– Review late payments
– Review collections
– Check credit card balances
– Dispute inaccurate information
– Avoid opening new debt
– Start building positive payment history

Fearless Reminder:
Credit repair starts with understanding what is hurting you.

Members should list:

– Income
– Rent
– Car payments
– Credit cards
– Student loans
– Childcare

– Do you recommend independent inspectors?

Final Fearless Message:

building from it is the real victory.

The Fearless Homebuyer Guide to Understanding Your Debt-to-Income (DTI)
Ratio

What is Debt-to-Income (DTI)?

Your Debt-to-Income (DTI) ratio measures how much of your  gross monthly
income (before taxes) is already committed to monthly debt payments.

Lenders use DTI to determine whether you can reasonably afford a mortgage
payment.

Think of DTI as a financial report card that answers one question:

“After paying your monthly debts, do you have enough income to responsibly
take on a mortgage?”
——————————
Step 1: Calculate Your Gross Monthly Income

Use your income before taxes and deductions.

Include:

– Salary
– Hourly wages
– Overtime (if it qualifies)
– Bonuses (when documented and allowable)
– Self-employment income (using qualifying income)
– Social Security income
– Pension income
– VA disability benefits (when eligible)
– Rental income (when qualifying)
– Child support or alimony (if you choose to use it and it qualifies)

Example

Annual salary:

$84,000

Divide by 12:

$84,000 ÷ 12 = *$7,000 Gross Monthly Income*
——————————
Step 2: Add Your Monthly Debt Payments

Include only recurring monthly obligations that appear on your credit
report or otherwise must be counted under applicable underwriting
guidelines.

Examples include:

– Car loans
– Student loans
– Minimum credit card payments
– Personal loans
– Installment loans
– Child support
– Alimony
– Existing mortgages
– Home equity loans
– Timeshare loans
– Certain lease payments

Generally, do not include regular living expenses such as:

– Groceries
– Gas
– Cell phone bills
– Cable/streaming services
– Utility bills (unless required by a specific program)
– Health club memberships

——————————
Step 3: Add the New Housing Payment

Estimate your future monthly housing payment (often called PITI), which
generally includes:

– Principal
– Interest
– Property Taxes
– Homeowners Insurance

It may also include:

– HOA dues
– Mortgage insurance (PMI or FHA MIP)
– Flood insurance, if applicable
– Special assessments, when required

——————————
Step 4: Add Everything Together

Example Monthly Debts

Car Payment: $450

Student Loan: $300

Credit Card Minimums: $150

Personal Loan: $100

Total Existing Debt:

$1,000

Estimated Mortgage Payment:

$2,200

Total Monthly Obligations:

$3,200
——————————
Step 5: Use the DTI Formula

Formula

Total Monthly Debt Payments ÷ Gross Monthly Income × 100 = DTI Percentage

Example:

$3,200 ÷ $7,000 = 0.457

0.457 × 100 = *45.7% DTI*
Understanding Your DTI Results

*DTI*

*What It Generally Means*

Under 20%

Very low debt relative to income

20–35%

Generally strong financial position

36–43%

Often acceptable, depending on the loan program and overall application

44–50%

May still qualify for some programs if other factors are strong

Above 50%

Qualification becomes more difficult for many mortgage programs

A lender evaluates DTI along with factors such as credit score, assets,
reserves, loan type, and automated underwriting results.
——————————
*Front-End vs. Back-End DTI* *Front-End DTI (Housing Ratio)*

This measures only your proposed monthly housing expense.

*Formula:*

Housing Payment ÷ Gross Monthly Income × 100

Example:

$2,200 ÷ $7,000 = *31.4%*
*Back-End DTI*

This includes:

– Housing payment
– Car loans
– Student loans
– Credit cards
– Personal loans
– Other qualifying monthly obligations

This is the DTI most people are referring to when discussing mortgage
qualification.

Example:

$3,200 ÷ $7,000 = *45.7%*
——————————
*How to Improve Your DTI*

If your DTI is too high, you may be able to improve it by:

– Paying down credit card balances
– Paying off smaller installment loans
– Increasing your documented income
– Avoiding new debt before closing
– Refinancing existing debt (when appropriate)
– Waiting until bonuses or raises can be counted, if applicable
– Buying a home with a lower monthly payment

——————————
*Fearless Homebuyer Pro Tip*

Many buyers focus only on whether they can get approved. A better question
is:

*“Can I comfortably afford this home while still saving for emergencies,
maintenance, retirement, and my family’s future?”*

Your DTI helps determine qualification, but your personal budget determines
whether homeownership will remain sustainable over the long term.
*Interactive Membership Tool Idea*

I also recommend adding a *DTI Calculator* to your membership portal.
Members could enter:

– Gross monthly income
– Car payments
– Student loans
– Credit card minimums
– Personal loans
– Child support/alimony (if applicable)
– Estimated mortgage payment
– Taxes
– Insurance
– HOA dues

The calculator could instantly display:

– Front-end DTI
– Back-end DTI
– A color-coded result (green, yellow, or red)
– Personalized tips for improving their DTI if needed
That kind of interactive tool would fit well with your mission of helping
members understand not just *how to buy a home*, but *how to buy one wisely*

– The siteowner also mention that he can let the team create the layout based on the requirements.
